Football season is still a few weeks away, but hotel revenue managers should have already been studying the schedule.
Not every home game generates the same level of compression. A conference rivalry, nationally recognized opponent, season opener, prime-time kickoff, or holiday weekend can produce a much different booking pattern than a typical Saturday or Sunday matchup. The day of the week and kickoff time can be just as important as the teams on the field.
We reviewed the 2026 college football and NFL schedules and selected 10 home games worth watching. These are not necessarily predictions of the season’s biggest games. Instead, they represent matchups with great potential to influence hotel demand in their respective markets.
College Football Games to Watch
Iowa State at Iowa
Saturday, September 12, 2026 — Iowa City, Iowa
The annual “Cy-Hawk” rivalry brings together the University of Iowa and Iowa State University, two programs separated by fewer than 130 miles. Because both fan bases are within driving distance, this game creates a unique revenue management challenge. While many fans will make a day trip, alumni, sponsors, media, and university-related travelers can still generate meaningful overnight demand.
Revenue Management Considerations:
Drive markets often book later than fly markets, so monitor pickup daily rather than relying on historical booking windows. Avoid implementing a two-night minimum stay too early unless your property’s history supports it. Instead, allow booking pace and market compression to determine whether a minimum stay becomes necessary. Focus on protecting premium room categories, carefully evaluating group displacement, and watching Friday and Saturday demand independently. Many guests may only need Saturday night, while others will turn the weekend into a reunion or alumni gathering.
Oklahoma at Michigan
Saturday, September 12, 2026 — Ann Arbor, Michigan
Michigan hosts Oklahoma in one of the premier non-conference games of the season. Two nationally recognized programs, passionate alumni bases, and a destination college town make this one of the strongest hotel opportunities on the 2026 schedule.
Unlike many regional rivalries, Oklahoma fans will largely arrive by air, creating longer average lengths of stay and stronger shoulder-night demand.
Revenue Management Considerations:
Don’t focus solely on Saturday night. Watch Thursday and Sunday booking patterns, as many visitors may extend their stay to explore Ann Arbor or the Detroit area. This is also an excellent opportunity to maximize ADR through premium room types, suites, parking packages, and early check-in opportunities. Monitor airline pricing, ticket sale and resale activity, and regional hotel availability as additional indicators of demand.
Ohio State at USC
Saturday, October 31, 2026 (Halloween) — Los Angeles Memorial Coliseum
USC welcomes Ohio State to the Los Angeles Memorial Coliseum on Halloween, creating what could become one of Southern California’s strongest hotel weekends of the year. Few programs travel as well as Ohio State, and the Buckeyes’ national following consistently fills hotels across the country. Combined with USC’s loyal fan base and the Halloween holiday, this matchup has all the ingredients for market-wide compression.
Unlike many football weekends, when the game is the primary driver of demand, this weekend combines college football with Halloween festivities, concerts, nightlife, and sightseeing throughout Los Angeles.
Revenue Management Considerations:
Evaluate the entire Los Angeles market rather than just hotels near the Coliseum. Expect many Buckeye fans to arrive Thursday or Friday and extend their trips into long weekend vacations. Because Halloween can sometimes be a drag on demand, compare booking pace against previous Halloween dates before implementing minimum stay restrictions. If guests are already booking longer stays organically, allow demand to work in your favor instead of forcing it with restrictive controls.
Keep an eye on airfare trends, ticket sales and prices, and citywide occupancy. National matchups featuring programs like Ohio State often experience significant booking acceleration in the final few weeks before kickoff.
Alabama at Kentucky
Saturday, September 12, 2026 — Lexington, Kentucky
Kentucky hosts Alabama in one of its highest-profile home games of the season. Alabama’s national brand and traveling fan base make this a major opportunity for Lexington hotels, particularly with a mid-afternoon kickoff that encourages overnight stays before and after the game.
Revenue Management Considerations:
Review Friday and Saturday independently. Friday demand may build through alumni functions, university events, and team-related travel, while Saturday often sees a later booking surge from fans waiting to secure tickets. Before increasing public rates aggressively, close discounted rates and lower-yield channels first. This approach often produces stronger ADR while minimizing the risk of pricing beyond market tolerance.
Oregon State at Boise State
Saturday, November 14, 2026 — Boise, Idaho
Boise State hosts Oregon State during its inaugural season in the newly configured Pac-12. The conference implications, combined with a regional opponent and a mid-November calendar date, should create strong demand while introducing weather as an additional forecasting variable.
Revenue Management Considerations:
Expect a shorter booking window than many early-season games. Guests may wait to see weather forecasts and team performance before committing. Monitor cancellations closely and avoid assuming every reservation will materialize. A late-season regional matchup like this often requires more frequent forecasting updates than a September game.
NFL Games to Watch
New England Patriots at Seattle Seahawks
Wednesday, September 9, 2026 — Seattle, Washington
Seattle opens the NFL season by hosting New England in a Wednesday-night rematch of Super Bowl LX. The Seahawks will also raise their Super Bowl championship banner before kickoff, creating one of the year’s most unique hotel demand events.
Because the game falls midweek rather than on Sunday, traditional football booking patterns may not apply.
Revenue Management Considerations:
Treat this as a special event rather than a standard NFL game. Review your existing Tuesday-through-Thursday corporate business before accepting football groups or implementing aggressive restrictions. This is only the second time the NFL has played it’s season opener on a Wednesday night, with the last time being 2012, so there isn’t much history to refer to.
Historical Sunday football trends will offer only limited guidance, as will Thursday night trends. Instead, monitor real-time pickup, airline pricing, ticket demand, and citywide availability as game day approaches.
Green Bay Packers at Minnesota Vikings
Sunday, September 13, 2026 — Minneapolis, Minnesota
The Vikings open the season at home against their longtime rivals from Green Bay. Week 1 always generates excitement, and few rivalries produce more regional travel than Packers versus Vikings.
Revenue Management Considerations:
Because many Packers fans will drive to Minneapolis, Saturday should experience strong demand while Sunday night may be less predictable. Use historical Packers visitation patterns instead of assuming equal compression across both nights. Downtown hotels should protect inventory early, while suburban and airport properties should be prepared for displaced demand as central hotels fill.
Chicago Bears at Miami Dolphins
Sunday, December 13, 2026 — Miami Gardens, Florida
Miami hosts Chicago in December, offering Bears fans an attractive opportunity to trade cold Midwest weather for a South Florida getaway. Unlike many NFL weekends, this matchup may produce longer leisure stays as visitors combine football with beaches, shopping, and vacation time.
Revenue Management Considerations:
Football demand will overlap with South Florida’s winter travel season, however this game will be played before the busier holiday travel begins. Rather than automatically implementing minimum stay requirements, first determine whether guests are naturally booking three- and four-night stays. Miami Beach properties, airport hotels, and hotels in downtown Miami should each evaluate demand differently based on their individual customer mix. Fort Lauderdale Hotels should also pay close attention to this game, since the Dolphins’ home stadium is equidistant to downtown Miami and downtown Fort Lauderdale.
Dallas Cowboys at Green Bay Packers
Sunday, October 18, 2026 — Green Bay, Wisconsin
The Packers host the Dallas Cowboys on Sunday Night Football in one of the season’s marquee NFL matchups. “America’s Team” always generates significant media attention and traveling fan interest, while Lambeau Field remains one of football’s premier bucket-list destinations.
Revenue Management Considerations:
Sunday night should become the primary compression night because of the evening kickoff. Hotels closest to Lambeau may justify two-night minimum stays, but those decisions should be driven by booking pace rather than assumptions. Hotels in Appleton and surrounding communities should also monitor Green Bay occupancy closely, as demand often spills into neighboring markets.
Kansas City Chiefs at Cincinnati Bengals
Sunday, December 13, 2026 — Cincinnati, Ohio
Cincinnati hosts Kansas City in what could become one of the season’s most meaningful AFC matchups. Patrick Mahomes and company draw traveling fans wherever they play, and the late-season timing could add playoff implications that further increase demand.
Revenue Management Considerations:
Price confidently, but maintain flexibility. Team performance, playoff races, and weather can all influence late-season demand. Establish pricing checkpoints throughout the season and re-evaluate after the first month, at midseason, after Thanksgiving, and again approximately 10 days before the game. A strong football market is still best managed through continuous evaluation rather than set-it-and-forget-it pricing.
The Schedule Is Only the Starting Point
Football schedules provide valuable clues, but successful revenue managers know that team names alone do not determine hotel performance.
The most effective strategies consider:
- The distance the visiting fan base will travel.
- Whether guests are likely to drive or fly.
- Kickoff time and its influence on arrival and departure patterns.
- Holiday weekends and competing local events.
- Team rankings, playoff implications, and television exposure.
- Historical booking pace and cancellation trends.
- Citywide compression from non-football demand generators.
Most importantly, avoid treating every football weekend the same. A Saturday rivalry between neighboring schools requires a different strategy than the second-ever Wednesday night NFL season opener, a Halloween showdown between national powers, or a December matchup that doubles as a winter vacation.
Whether your market hosts a college powerhouse, an NFL rivalry, or another major sporting event, the same principle applies: successful revenue management isn’t about reacting to the schedule. It’s about anticipating demand and setting the strategy early, then monitoring and adjusting as the dynamics evolve.
